Mawidi is an AI reception platform that lets Saudi real estate agencies answer WhatsApp enquiries in Arabic and English, using only property information the agency has approved. When a visitor gives the property, their name, a date and a time, it books the viewing and tells the visitor the viewing is booked. Staff can take over the conversation, reschedule or cancel at any point. It does not negotiate or give regulated advice.
One setting to check before launch: choose Saudi Arabia as your company's country during setup. The real estate WhatsApp assistant then replies in Saudi Arabic and quotes prices in Saudi riyals (SAR). A price stored on a listing keeps its own currency.
What Saudi agencies automate on WhatsApp
WhatsApp is where most property conversations in Riyadh, Jeddah and Dammam start, often in Arabic, often late in the evening, and often with a single short message such as "Is this still available?" Agencies commonly automate the first reply and the first few questions, not the whole sale.
- Listing enquiries. Reply from approved listing information: area, property type, features and availability notes the team has supplied.
- Viewing requests. Collect the property, the visitor's name, and a preferred date and time.
- Off-plan enquiries. Capture interest, preferred area and contact preference, then route the lead to the person who handles that project. Do not let the bot describe payment plans or handover dates unless the team has approved that wording.
- Rental and tenant follow-up. Receive tenant messages, link them to the existing property reference, and pass the context to the responsible staff member.
- Out-of-hours messages. Acknowledge the message, say when a person will reply, and queue it for the next working window.
A safe workflow
- Greet the visitor in the language they used. Arabic-first enquiries should get an Arabic reply, with English available.
- Ask for the request type: buy, rent, off-plan, viewing, or an existing tenancy.
- Answer from approved property information only. Never invent availability, prices, fees, amenities or legal terms.
- For a viewing, collect the property, the visitor's name, a date and a time. Mawidi then books the viewing and sends a booking confirmation.
- Decide who attends each new viewing and make sure that broker sees it quickly, and reschedule or cancel it with the visitor if the slot does not work.
- Hand off to a person for negotiation, complaints, urgent maintenance, identity checks and regulated advice.
Set the hours deliberately. Many Saudi teams change their response windows during Ramadan, and weekend days differ from other markets in the region, so decide which hours the bot replies in and which hours staff reply in, and say so in the message.
What stays with agents
Keep these with a licensed human professional:
- Price negotiation and offers.
- Contract terms, deposits and legal or financial advice.
- Checking identity documents. Do not ask for them in a general enquiry chat.
- Complaints and disputes.
- Any statement about a property that is not in the approved information.
Saudi property activity is regulated, including brokerage licensing under the Real Estate General Authority (REGA) and the Fal licence framework, and personal data is covered by the Personal Data Protection Law overseen by SDAIA. Agencies should confirm current requirements with the relevant regulator. Mawidi does not claim to be licensed or certified under these regimes, and using it does not replace the agency's own obligations.
How to evaluate any WhatsApp automation provider
Use this checklist with Mawidi or any other vendor:
- Arabic quality. Test real Saudi-style Arabic messages, including short and informal ones, not only formal text. With Saudi Arabia set as your company's country, Mawidi's real estate assistant answers in Saudi Arabic and quotes prices in SAR.
- WhatsApp Business API. Ask who applies for the sender, how long approval usually takes, and what you must provide.
- Approved information. Can you control exactly which listing data the bot may use, and update it when a listing is withdrawn?
- Handoff. Can staff take over the same chat with context, and is there an assigned owner for each request?
- Status clarity. Does the system separate an enquiry from a confirmed viewing?
- Hours. Can you set different hours for Ramadan, weekends and public holidays?
- Data handling. Where is customer data stored, who can see it, and how is it deleted on request? Ask for this in writing and check it against PDPL.
- Pricing. Which currency is checkout in, and are setup terms stated? Mawidi's pricing page can show SAR for reference; checkout is in QAR.
Start small
Pick one request type, such as viewing requests for rentals in one city. Test it with an unavailable slot, a cancelled viewing, an unanswered question and an Arabic chat that needs a staff reply. Count enquiries, viewing requests, confirmed appointments and attended viewings separately, so a busy chat is not mistaken for a booking.

FAQ
Can Mawidi automate WhatsApp for a real estate agency in Saudi Arabia? Yes, for the reception steps your team configures: answering from approved property information, collecting viewing requests in Arabic or English, and handing the chat to staff. Channels, hours and booking steps depend on your setup.
Does the bot negotiate prices or give legal advice? No. Negotiation, contract terms and regulated advice go to the responsible licensed agent. When a visitor gives the property, their name, a date and a time, Mawidi books the viewing; staff choose which broker attends and can reschedule or cancel it.
Do we need WhatsApp Business API approval? Automated WhatsApp messaging normally needs a WhatsApp Business API sender approved through a provider. Confirm timing and requirements with your provider before launch.
Does Mawidi support Saudi riyals? The pricing page can show plans in SAR for reference. Checkout is in Qatari riyals (QAR). Check the page for current plans and setup terms.
